Fraser Forbes 30 for 30 – Episode 2 - Hyde Field What if a shuttered general aviation airfield, locked in bankruptcy, could take off again as a 1,500-home, mixed-use community? That’s the arc of Hyde Field in Clinton, MD. • 423 acres once reserved for small planes, stalled by litigation and liens. • A court-ordered auction where our team helped steer a $7.5 million, all-cash acquisition, clearing creditors and giving the site a second life. • A new master plan calling for 1,500 residential units + 150,000 SF of retail in a walkable lifestyle center. • A decade of perseverance: We formed a joint venture between the landowner and seller, brought together focused builder groups, and navigated over dozens of stakeholder meetings to keep the vision alive. • Legal challenges: Over 10 years, the team endured multiple lawsuits and guided the property through bankruptcy. • Grit to the finish line: With unwavering commitment, the Fraser Forbes team selected NVR as the builder for Hyde Field. Hyde will serve as one of the largest development projects in South County history unlocking much needed critical road improvements easing gridlock in Clinton. • Lasting impact: This project proves Fraser Forbes doesn’t back down from a challenge. Who else in the land game spends a decade fighting litigation, bankruptcy, and logistical hurdles, and still lands the plane? It took runway-length patience, title clean-ups, environmental reviews, and dozens of community outreach sessions, but Hyde Field is taxiing toward ground-breaking. The deal captures everything we love (and sometimes curse) about land brokerage: complexity, creativity, and the moment a dormant property becomes a future neighborhood.
