We’re excited to share the first transaction completed through Tishman Speyer’s new debt platform. Tishman Speyer has closed on a $25.2 million mezzanine loan to Boylston Properties and institutional investors advised by J.P. Morgan Asset Management for 500 Forge, a newly completed, fully leased Class A life science building in East Watertown, Massachusetts.   This loan – a key component of a refinancing package that also includes a $94.0 million senior loan from Stiftung Landesbank Baden-Württemberg – completes the transition of 500 Forge from construction to full tenancy. The building’s blue-chip roster includes Mariana Oncology, a Novartis subsidiary, Orna Therapeutics and AvenCell Therapeutics, and it serves as a key asset within the Arsenal Yards life science campus. With state-of-the-art lab and office space, 500 Forge sits at the heart of a growing cluster at the edge of Cambridge, surrounded by world-class research institutions and talent.   This financing underscores the value proposition that Tishman Speyer brings to real estate debt investing, leveraging both regional and life science expertise, as well as capital markets relationships.
