  • Sales Leaders: What month are you working on right now?   The answer should always be “NEXT MONTH!” We focus on closing every day strong as we will never get that day back once it's passed us.  However, when we look at what month we should be working on, we must focus on getting the next couple of months ready for the team. Too many Sales Leaders are so tuned into today and this month that when next month rolls around, it surprises them, and it's already too late.  If we’re in August, I will be working with our marketing team, phone room, and production team to make sure they know our goal for the next couple of months and ensure they are ready.  For the Marketing Team or company, it's crucial that they know the number of leads they are responsible for. If you don’t give them the expectations, they will give you their best, which will never get you enough leads.  The Phone Room needs to know what type of quality you expect and the number of appointments you expect to receive from them. Ensure they know how many they have put into the system and how many more are needed.  Your team isn't just your sales team. Your team is every one that feeds into your team’s success.  So, do your Marketing and Phone Teams know what you need for September and October? Don’t allow them to tell you they will do their best or any other list of excuses that can be used to get out of expectations.  REMEMBER, you also have expectations. Don’t put pressure on those departments and fall short of your own department’s expectations. Your best isn't good enough; put the number on the wall and CRUSH IT DAILY!!! That's how you become a TOP REP!

  • My concrete coating guy used to pitch for 45 minutes straight. Features, benefits, warranties, installation process. Full data dump. Close rate: 22%. Then we rebuilt his entire approach around questions. No pitching. Just strategic discovery. "When you look at your garage floor, what frustrates you?" "How often do you think about fixing it?" "What's stopped you from doing it sooner?" Now he barely talks. The homeowner spends 30 minutes selling themselves. His close rate jumped to 48% in 60 days. The TOP REP System isn't about perfecting your pitch. It's about asking questions that make your pitch unnecessary.   • Dealing with customers who always want the lowest price? Here's the technique that works: Customer: "What can you do on the price?" You: "When you say 'what can I do,' how do you mean?" Customer: "It's just too much." You: "When you say too much, you obviously have a number in mind..." The strategy: Don't commit to ANY price changes until you get commitments Use "if I could" language to test their seriousness Pull out the real objections with questions Make them commit before you negotiate This isn't about being difficult.
