Most acquisition advice online is written by people who’ve never done a deal. But that’s not what throws first-time buyers off. The real challenges show up in places most people overlook. Here’s what I’ve seen working alongside operators before, during, and after their first acquisition: → Sourcing is about credibility, not copy-paste volume. Every seller has seen the same cold email 100 times. The ones who respond are filtering for focus, not charm. → Financing is built on trust, not spreadsheets. A perfect model doesn’t move capital. A credible operator does. → Diligence is a mindset, not a checklist. The biggest risks don’t show up in the numbers. They show up in the seller’s tone. In what’s left unsaid.
