Direct Supervisor: Maintenance Supervisor/Regional Maintenance Manager
Required Work Hours: 40 hours/week + on-call after regular work hours for emergencies
The HVAC Maintenance Technician I will perform routine and extensive preventative maintenance and repair procedures on properties, mechanical, equipment, and utility systems. Will also also perform general cleaning and minor maintenance duties in maintaining apartments, buildings, community spaces, adjacent walks and grounds, grass, and equipment in clean, orderly, and functional conditions, as well as providing assistance to staff, visitors, and other employees, as necessary.
Essential Basic Requirement:
Valid HVAC Certification
Valid Driver License
Reliable Transportation
Must be available to participate in a rotating on-call schedule for after-hours and weekend emergency support.

Experience:
1-2 years of prior experience with HVAC Maintenance occupation
Advanced knowledge of HVAC, plumbing, and electrical systems
Advanced experience using hand and electrical tools
Ability to read technical manuals and drawings
Education:
High school diploma or general education degree (GED) - preferred
Certificate in: plumbing, refrigeration, HVAC, or other technical studies
EPA Certification - Required

Additional Requirements:
Being a maintenance worker requires light troubleshooting abilities for a variety of different types of machinery and equipment like HVAC, electricity, plumbing, and occasionally janitorial or lawn maintenance. While performing the duties of this job, this position requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing, as well as frequently lifting and/or moving items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow. Must be able to work flexible hours.
Job Duties and Responsibilities:
Perform minor and major repair of all equipment and throughout the property
Perform minor and major repair of all HVAC and other equipment and throughout the property
Ability to troubleshoot HVAC components and replace as necessary
Ability to climb ladders and work under inclement weather
Able to request parts needed
Follow all refrigerant guidelines
Maintain an active HVAC/ EPA Certification
Assist in training of other employees as needed
Perform preventive maintenance procedures on building mechanical equipment on a scheduled basis
Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools
Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.)
Perform minor painting, carpentry, and masonry work (e.g. preparing surfaces and using a brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks, and handles, etc.)
Prepare the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporation coolers, floors, roofs, doors, restroom facilities, etc.) to preserve the wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.)
Clean rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots, and other work areas
Inspect belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; Clean and inspect boiler; treats water with proper chemicals
Perform repairs or replaces broken parts; Performs touch up and finish painting
Repair broken windows; repair doors, door locks, and closets; install window blinds
Complete daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
Use brooms, mops, and floor equipment to sweep, mop, strip, and wax floors; Use vacuum cleaners to clean rugs, carpets, upholstered furniture and blinds
Replace light bulbs
Install electrical wiring and equipment; new electrical services, wiring during remodeling projects; replace and repairs wiring as needed
Repair electrical equipment and control circuits; replace faulty electrical switches; repair refrigeration equipment
May repair electrical locks and control panels to maintain building security
May install computer cable; Basic computer skills
Respond to emergency maintenance requests as required
Assist with the renovation/remodeling of buildings; repair plaster and drywall; Paint building structures
Maintain records of scheduled maintenance procedures; Ability to document work orders and performance; Ability to process work orders
Participate in general cleaning, painting, and repair work
Safety Responsibilities:
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. The noise level in the work environment and job sites can be loud.
Ensure that unsafe conditions are corrected in a timely manner
