In my latest research with Prof. Michael Briguglio and Jorge Bermudez, we explore the transformation of #Marsascala, a coastal town in #Malta, through the lens of Young’s (1983) model of touristification and landscape change, which identifies six stages of development. Our findings reveal that population growth—driven by #tourism and foreign labour—has fuelled overdevelopment, infrastructural strain, and a decline in residents’ quality of life. We argue that Marsascala has already gone through all six of Young’s proposed stages. Building on this, we introduce a seventh stage: "real estateisation"—where speculative real estate development and the rise of short-term rentals reshape coastal localities in ways that extend beyond tourism.
