Build-design is not a real construction delivery method. It is not as if a project owner sets out to have a contractor build something improvisationally only to have the design professional design the project after the fact and determine if it is acceptable. The process would be far too inefficient. Rising Construction Costs – What’s Really Driving Them? Construction costs feel like they’re running rampant. Projects are being shelved, margins are shrinking, and many ask: “Why are contractors charging so much?” The truth is, most margins are trending lower than ever. Here’s why: • Skilled labor shortages are driving up field costs. • Material pricing continues to climb. • Shipping and logistics across the country (and overseas) add even more volatility. • Hidden costs of “CYA” — overdesign, excessive soft costs, and risk-avoidance practices — are quietly inflating budgets. I often hear frustration at contractors, but the reality is: it’s not greed, it’s the system. Think about this structure built nearly 50 years ago and it’s still standing strong today. I along with many others have trusted my life in it. If this same structures were designed under today’s methods, every element would be 3-5x bigger. More steel, more concrete, more cost — but not necessarily more value. This isn’t about cutting corners or ignoring safety. It’s about balance. So, what do we actually need? ✅ Less copy-and-paste specifications. ✅ Constructability reviews during design. ✅ True collaboration between designers, engineers, and builders. ✅ A rethink of the “design forever, bid in 25 days” approach. Projects don’t go wrong — they start wrong.
