People keep saying there are more sellers than buyers right now like that’s all you need to know. But if you’re trying to price or rent out a property, that headline doesn’t mean much on its own. Real estate isn’t national, and it’s barely even city-wide. It’s local—like hyper-local. The next neighborhood over could have completely different demand, pricing, and timing than yours. I’ve seen houses a few blocks apart behave like they’re in different markets. That’s why tools like Zillow miss the mark. They don’t see the context. They don’t know your street, your comps, or the buyer who’s been waiting for something to pop up on your side of town. When there are more sellers than buyers, you have to get sharper. Pricing matters more. Marketing matters more. And understanding your actual market, not the headlines, is what makes the difference.
