MMRDA' New Office

We have been reading a lot about MMRDA's effort in changing the Eco-system of Mumbai. MMRDA was established on 26 January 1975. Since then the team has been engaged in long term planning, promotion if new growth centres, implementation of strategies- projects and financing infrastructure development. You have been reading in the news about the new much awaiting MMRDA office. I passed by it few days back . The office looks like a majestic looking " L" shaped building. Sharing some insights with you all. The shape as per our understanding would achieve the following- - Utilizing natural environmental conditions to achieve the maximum inside/outside comfort for the building users; - minimizing the operational cost of the building, such as reducing  the need for artificial heating, cooling, and lighting; - being environmentally friendly, such as using recycle materials; - adapting to the local environment in terms of symbols, colors, and materials. - importing natural lighting by using skylights. - using big south windows for collecting solar energy and small windows on other orientations for protecting heat loss. Yes, the MMRDA office is really beautiful and we are sure would catch the eye of everyone at Bandra Kurla Complex, Mumbai.

“The added space will come handy while housing additional work force that will be hired for new projects such as Dahisar to DN Nagar Metro-2 corridor, Dahisar(E) to Andheri(E) Metro-7 corridor that have been undertaken by the Authority recently. The Authority is also implementing a few more big ticket projects”, said Mr. U.P.S. Madan, Metropolitan Commissioner, MMRDA. 

Some Key points of the new building-

1)    The building is energy efficient building and will save electricity every day.

2)    The mass of the building is a large L-shaped office block overlooking the sea , forming a near-perfect square, but its design reveals considerable complexity

3)    Its large 30 meter open atrium is the first of its kind in government offices , and it is widely credited as setting the precedent for indoor public spaces

4)    The nine-story L shaped commercial complex represents an evolutionary approach to expanding the limits of International Style modern architecture by exploring new architectural vocabulary, new materials, and new environmental controls.

5)    The actual envelope of the building is composed of weathering steel and double blazed units facing the structural frame with large glass panes filling in the voids. This glass is a crucial element, as it reflects both modernist transparency and the specific visual experiences that MMRDA office intended to create a moral structure to the building.

6)    There are column free offices with a span of 100 feet and the AMC, MC  cabins are spacious with exclusive lounges and waiting area.

7)    Pergola structure in the terrace garden adjacent to the conference room with indoor plants promises to increases the efficiency and reduce stress

8)    LED lights used through out the office to save energy
