Planning & scheduling for design and build contract (two key steps frequently overlooked)
When it comes to design and build projects, certain additional steps in scheduling can make a significant difference, compared to the typical Fidic Red Book projects. In this article, we will discuss two such crucial steps:

Design Management Plan
Effective design management is fundamental to the timely and successful completion of construction projects. A well-drafted DMP in the initial phase of design is crucial for ensuring that the design is completed on time and effectively, without adversely impacting the subsequent procurement and construction phases. The British Standard BS 7000-4:2024 outlines the process for effective design management. The RICS guidance note on "Design and Specification" also provides valuable insights in this regard.
DMP enables all parties involved to identify the necessary expertise and resources required for design production at each project stage. Additionally, it highlights the importance of managing changes to design and project requirements that impact the design, a criterion often overlooked early on till it evolves to a dispute. By addressing these aspects early on, the DMP helps avoid disputes and ensures a smoother project flow.
Constructability Review
A constructability review involves a thorough examination of design documents to foresee how the proposed design will be implemented during construction. This review is typically conducted collaboratively by the design and construction teams. Constructability reviews are carried out in parallel with the development of design stages. These reviews utilize formal checklists to assess various aspects, including accuracy, completeness, cost-effectiveness, and adherence to project constraints. Although useful suggestions often arise, they typically lead to design rework rather than proactive adjustments.
A properly conducted constructability review is essential to prevent cost and schedule overruns by making and implementing feasible decisions well in advance. Important guidance practices for constructability review include AACE International’s Recommended Practice No. 30R-03, Recommended Practice No. 48R-06, and the Constructability Implementation Guide by the Construction Industry Institute.
