The data include standard underwriting fields such as credit score at origination, loan-to-value ratio, loan amount, mortgage rate, and property location (state). The data set also includes dynamic information about loan performance, such as updated principal balance, nonpayment status, and crucial for our analysis, the servicer identity. Our sample consists of FHA and VA loans, which account for 92% of all loans securitized into Ginnie Mae MBS.
