The market is driven by demographic transformation, social shifts, and rising demand for lifestyle-oriented senior housing. While there are major challenges such as high land / construction costs leading to affordability gap; lack of skilled caregivers and managers and absence of a unified national regulatory framework, it’s heartening to see few state governments like Haryana and Maharashtra that have already introduced policies around senior living as an independent building segment with a key focus to make it an attractive and affordable proposition for senior citizens. This sector has a massive long-term growth potential contingent on policy reforms, institutional capital inflow, and adoption of service-oriented models.
