I’ve worked in real estate long enough to know that delays happen. But some delays make you pause — personally and professionally. The recent suspension of the redevelopment at Fonsny, near Brussels-Midi, is one of them. Likke many, I hoped this project would be a turning point — a redefinition of how Brussels meets the world at one of its most important gateways. Instead, we’re watching a flagship regeneration site go quiet. Not cancelled. But paused — indefinitely. But this isn’t just about one project. It’s about what it tells us: 🔍 How do we manage complexity in public-led developments? 🏗 How do we steward valuable land while we wait? ⏳ And how do we turn a pause… into something productive? Because in this industry, pauses are inevitable. But how we use them defines what comes next. This isn’t unprecedented. 📍 King’s Cross, London — once stalled, now a global benchmark for phased regeneration. 📍 Bjørvika, Oslo — activated through culture before bricks and mortar were ready. 📍 Zuidasdok, Amsterdam — infrastructure delays offset by transparency and trust. In every case, the interim years weren’t wasted — they were formative. These cities built momentum while the timeline caught up. ❓How can cities accelerate systemic transformation while staying true to their local context? Last week, I had the privilege of hosting an inspiring group of international urban professionals for the Copenhagen Masterclass with Ditte Lysgaard Vind and August Queitsch Frimann – a week-long exploration of how cities can lead systemic and just transformations. Through site visits, practitioner dialogues, and collaborative design work, we explored how to address interconnected urban challenges – from climate adaptation and housing affordability to social cohesion and competitiveness. We focused on some key themes: 🔹 Systemic over siloed – Cities can only transform when governance, infrastructure, people, and finance are interconnected. 🔹 Translation, not transplantation – Copenhagen is not a model to copy, but a source of insights to adapt locally. 🔹 Learning as leadership – The ability to experiment, receive feedback, and iterate is a city’s greatest strength. 🔹 Design for scale – Transformation strategies should be grounded in place, but flexible enough to be replicated across contexts. Together, we began shaping the first iteration of a European framework for urban transformation – one that empowers locally led solutions while building shared ambition across borders. 𝗘𝗞𝗟𝗔, 𝗮 𝗰𝗮𝘁𝗮𝗹𝘆𝘀𝘁 𝗳𝗼𝗿 𝘀𝗼𝗰𝗶𝗮𝗹 𝗰𝗵𝗮𝗻𝗴𝗲 𝗶𝗻 𝗠𝗼𝗹𝗲𝗻𝗯𝗲𝗲𝗸 EKLA is a 𝘀𝗼𝗰𝗶𝗮𝗹-𝗱𝗿𝗶𝘃𝗲𝗻 𝗿𝗲𝗽𝘂𝗿𝗽𝗼𝘀𝗶𝗻𝗴 𝗮𝗻𝗱 𝘂𝗿𝗯𝗮𝗻 𝘂𝗽𝗴𝗿𝗮𝗱𝗶𝗻𝗴 𝗽𝗿𝗼𝗷𝗲𝗰𝘁 in Sint-Jans-Molenbeek, Belgium’s second poorest municipality. On a polluted and partly demolished former brewery site, Revive transformed 6,000 m² of vacant land into a 𝗵𝗶𝗴𝗵-𝗱𝗲𝗻𝘀𝗶𝘁𝘆, 𝗺𝗶𝘅𝗲𝗱-𝘂𝘀𝗲 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁 where living, working, learning, and leisure come together. Most importantly, 50% of the residential units are social housing, thanks to a cooperation with Inclusio SA. A public school, daycare and affordable homes via citydev.brussels further strengthen the program. The 24.000 m² project changes the face of the neighbourhood and brings local and new residents together. The local grocery store, amenities and services 𝗯𝗿𝗶𝗻𝗴 𝘁𝗵𝗲 𝗰𝗼𝗺𝗺𝘂𝗻𝗶𝘁𝘆 𝘁𝗼 𝗹𝗶𝘃𝗲 and revive the atmosphere. In addition, Revive also acquired a second plot in the area called “𝗧𝗮𝗻𝗻𝗮𝘁”, currently under construction, housing a school, 79 rental apartments with shared indoor and outdoor spaces, as well as 2700m² of flexible workspace.
