Definitions Building Permit - a written authorization granted by the B.O. allowing an applicant to proceed with the construction… Erection - Installation in place of the components of the building. Addition - any new construction which increases the height or area of an existing building/structure. Alteration - involves changes in materials used, partitioning, location/size of openings, structural parts, existing utilities and equipment but does not increase the overall area.
Definitions Renovation - any physical change made on a structure to increase its value, utility and/or improve it aesthetic quality or appeal. Conversion - change in use of occupancy or any portion thereof which has different requirements. Repair - remedial work done on damaged/deteriorated portion(s) to restore to it to its original condition. Moving - transfer of or any portion of… from its original location or position. Demolition - systematic dismantling or destruction… in whole or in part.
Building Permit Exceptions: … not be required for the ff constructions and repairs; provided that said constructions shall not violate any provision of the CODE and its implementing Rules and Regulations.  Minor Construction - Sheds, outhouses, greenhouses, children’s playhouses…etc, not exceeding 6 Sq.Mtr. floor area, completely detached, intended only for private use. 1 . - Addt’n of open terraces or patio resting on the ground, not exceeding 20 Sq.Mtr. floor area… 2 . - Installation of window grills 3 . - Garden pools for water plants, aquarium fishes not exceeding 500 mm in depth 4 . - Erection of garden walls other than party walls not exceeding 1.80 M. in height, cementing of footpaths, garden walks and/or driveways. 5 .
Building Permit Exceptions: … not be required for the ff constructions and repairs; provided that said constructions shall not violate any provision of the CODE and its implementing Rules and Regulations.  Repairs works not affecting or involving structural members of the structure. 1 . repairs on non load bearing walls. 2 . any interior portion of a house not involving addition or alteration 3 . repairs and replacements of windows. 4 . repairs of perimeter fence and walls 5 . repairs and replacement of flooring. 6 . repairs and replacement of sanitary or plumbing fixtures… 7 . repairs and replacement of faulty or deteriorated wiring devices, fixtures and safety devices, provided no alterations on the service entrance and main breaker. 8 .
Requirements : Together w/ the accomplished application form the following shall be submitted to the Office of the Building Official. a. In case the Applicant is the owner of the lot : 1. Certified True Copy of the TCT 2. Tax Declaration receipt 3. Current real property tax receipt b. In case the Applicant is not the owner of the lot : 1. Duly notarized copy of the Contract of Lease, or 2. Duly notarized copy of the Deed of Absolute Sale, or 3. Duly notarized copy of the Contract of Sale
Requirements : Five sets of plans and specifications prepared, signed and sealed a. by a duly licensed architect/interior designer for architectural plans and elevations. b. by a duly licensed architect/engineer  in case of architectural and structural plans. c. by a duly licensed sanitary engineer or master plumber, in case of plumbing or sanitary installation plans. d. by a duly licensed professional electrical engineer, in case of electrical plans e by a duly licensed professional mechanical engineer, in case of mechanical plans.
Requirements : Plans and specifications shall not be required for the following: a. traditional indigenous family dwellings which are intended for the use and occupancy of the family of the owner only and constructed of native materials… cost not to exceed 15,000.00 b. single detached unit dwellings up to 20 Sq.Mtr in floor area. For any of the aforementioned, a simple sketch with dimensions, accompanied by a site location and vicinity map, will suffice.
Requirements : Architectural/Interior Design Documents a. Location plan w/in a 2 kilometer radius for commercial, industrial and institutional complex, and w/in .5 kilometer radius for residential blgs. at any convenient scale, showing prominent landmarks… b. Site development plan and/or location plan at 1:200 scale or any convenient scale for large scale development showing postion of building in relation to lot.  c. Floor plans at scale of not less than 1 : 100 Mtrs. d. Elevations ( at least 4 sets ) 1 : 100 Mtrs. e. Sections ( at least 2 sets ) 1 : 100 Mtrs. f. Perspectives any convenient scale. c. Reflected Ceiling design 1 : 100 Mtrs.
Requirements : Structural Engineering Documents a. Foundation / Structural Plans b. Floor framing Plans c. Roof framing plans ( if needed ) 1 : 100 Mtrs. a. Convenience Outlet layout 1 : 100 Mtrs. b. Lighting Outlet layout 1 : 100 Mtrs. c. Electrical Load Computation/Table 1 : 100 Mtrs. 1 : 100 Mtrs. Electrical Engineering Documents d. Schematic drawing of Entrance Cap and Load side
Requirements : a. Clean water line layout 1 : 100 Mtrs. b. Septic line layout 1 : 100 Mtrs. c. Detailed sectional drawings of the Septic Vault Sanitary Engineering Documents d. Storm drain layout w/ C.B. details. …… End of Part : Bldg Permit Arch’t. Larry Angelo A. Carandang  MCM  *  uap-piid
