The Funding Model
• Initial seed funding provided by founding steering committee,
matching contributions, grants and donations
• Initial Guess? ~$5,000. The Board needs to confirm or reset
this number.
• Seed funding is focused on launching the supporting
business(es)
• Business profits fund the Foundation
• Foundation funding is focused on launching the residential
community and ongoing operations
Cashflow
The Community Size
• Between 20 and 30 adults
• Starting with 20 founders. Commit to final number when
property purchase contract is in progress.
• Variation in support is set by the property room
inventory.
Major Risks
Risk Description Mitigation
Funding We may not be able to raise the funds.
Extend the plan to a longer capitalization
period.
Zoning The property zoning may not allow for

As a high occupancy residence, the tenants

• We’re going to make mistakes, have missteps, and even fail at
times.
• Where possible, we’ll plan for the possibility and attempt to
minimize it.
• But when we cannot minimize the risk, we’ll decide what we’ll do
together.
• And when someone takes the lead, but steers us wrong, we’ll
give them the chance to correct and not lay blame.
• It’s going to be a tough road. If it wasn’t, it would be done
already.
