Revitalize and stabilize the econom-
ic, social, and physical characteris-
tics of MLK. Utilize Urban Enterprise
Zone (UEZ), with the HUB as the
main focus, and added side street
districts and neighborhood shop-
ping areas. Plan extends north and
south, beyond the shopping HUB by
the light rail statio
The New Jersey City Univeristy
West Campus expansion plan is
one small piece of the Bayside
Redevelopment Vision Plan. Seven
new buildings are proposed with a
mix of retail, office, educational,
student housing, and parking
programs. The plan primarily serves
the needs of the growing campus.
As this is a site with a lot of vacant
and underutilized land, this plan
details the phased conversion of
abandoned and vacant sites into
development that is consistent with
the already existing conditions and
programs of the area. There is
emphasis on creating a commercial
corridor parallel to 440.
In understanding its adjacency to
the West Side Ave light rail station,
this plan proposes to create more
housing and commercial develop-
ment. It also aims to improve circu-
lation for vehicles, bicycles, and
pedestrians across the site, and
preserve the light rail right-of-way
for a future rail extension.
This redevelopment plan intends to
create a light rail extension. It also
aims to intensify commercial devel-
opment that is consistent with the
existing commercial programs on
the site. Finally, this plan details the
conversion of industrial spaces in
the area into residential and com-
mercial land uses for future use.
The Green Villa study area encom-
passes about 20 acres of predomi-
nantly residential areas with inter-
jecting industrial and commercial
uses. Goal is to redevelop area
through new construction on on
vacant land, provide affordable new
housing, and provide stabilization
of properties.
The location is currently an industri-
al zone that is in poor condition.
The current proposal looks to
create a network of streets
connecting the surrounding neigh-
borhoods through the expansion of
the street grid. The principles of
plan are based on: smart growth,
new urbanism and green building.

Utilize Urban Enterprise Zone (UEZ), with the HUB as the main focus, and added side street districts and neighborhood shop- ping areas. Plan extends north and south, beyond the shopping HUB by the light rail statio The New Jersey City Univeristy West Campus expansion plan is one small piece of the Bayside Redevelopment Vision Plan. Seven new buildings are proposed with a mix of retail, office, educational, student housing, and parking programs. The plan primarily serves the needs of the growing campus. As this is a site with a lot of vacant and underutilized land, this plan details the phased conversion of abandoned and vacant sites into development that is consistent with the already existing conditions and programs of the area. There is emphasis on creating a commercial corridor parallel to 440. In understanding its adjacency to the West Side Ave light rail station, this plan proposes to create more housing and commercial develop- ment. It also aims to improve circu- lation for vehicles, bicycles, and pedestrians across the site, and preserve the light rail right-of-way for a future rail extension. This redevelopment plan intends to create a light rail extension. It also aims to intensify commercial devel- opment that is consistent with the existing commercial programs on the site. Finally, this plan details the conversion of industrial spaces in the area into residential and com- mercial land uses for future use. The Green Villa study area encom- passes about 20 acres of predomi- nantly residential areas with inter- jecting industrial and commercial uses. Goal is to redevelop area through new construction on on vacant land, provide affordable new housing, and provide stabilization of properties. The location is currently an industri- al zone that is in poor condition. The current proposal looks to create a network of streets connecting the surrounding neigh- borhoods through the expansion of the street grid. The principles of plan are based on: smart growth, new urbanism and green building.
