Project is currently in government approvals, and design phase is still active. Redevelopment of a former Sear’s Site Client: Seritage Growth • Hotel Del Coronado Addition & Renovation 2018 – While with Leo A Daly, I was the lead designer on the pool deck renovation which included Story & Babcock. • JC Penney Hotel Masterplan – 2018 A “Z” Hotel proposal for the Headquarters site of JC Penney in Plano, TX • Lubbock, TX Marriott Convention Center Hotel 2018 – a 14 story Marriot proposal, approved by City Council, and awaits municipal bond funding. • AC Hotel, San Jose, CA 2018 – Weingarten Realty site in association with FPG Development. A midrise courtyard style hotel with underground parking. Project is currently in entitlements. • Courtyard by Marriott, Sunnyvale, CA 2018-2019 – an 8 story hotel with 2 levels of parking structure, project has completed CD phase and is awaiting construction. $70 million budget. Client – Western International • Captiva Island Florida Resort, Renovation – following hurricane damage, I redesigned all of the hotel buildings to be placed on stilts to meet the new FEMA requirements. - 2. • LA Fitness Prototypes 2015-2016– Design and implementation of a number of ancillary business concepts for LA Fitness, nationwide. • Ultrastar Theater Proposal, Arizona 2016 – A 100,000sf theater close to the Grand Canyon, conceptual design proposal. • Cinemark Design Competition 2016 – Design of a new prototype theater for world famous Cinemark Theaters, to include luxury boxes, food service and bars. • Highland, CA 20 Acre Mixed Use 2016 – Client Howard Covert with a 40,000sf R&D office campus, 44 single family houses, live work housing, 60,000sf of retail and a 3 acre hotel site all master planned on a 20 acre site adjacent to San Bernadino Airport. • Chongqing Tiandi Theater District – 2015 – Client: Shui On Land. A district masterplan which included the exterior renovation and new construction of a number of buildings, including a new Theater, outdoor stage and theater marquis, renovation of The Cliff Building, Renovation of the Main Entry, Renovation of the parking garage level retail, renovation of the main ceremonial stair, and entertainment district signage and wayfinding. • Shunde Administrative City Masterplan, Guangzhou, China – 1st Place Competition Winner, May 11, 2011: A 2.5 Square Kilometer City Center along a tributary of the Pearl River. The project includes a 150 meter financial tower, resort, a canal parkway, riverfront, central park, residential towers, townhouses and a commercial service node for the entire Shunde industrial region. The design was in partnership with the Guangdong Design Institute, Oculus providing the Design concept and leadership. • Yangzhou Food Industry Headquarters Materplan, Yangzhou, China - 1st Place Competition Winner, September 2011.. A 175, 420 square meter mixed use development including research labs, convention space, offices, promotional display areas and education facilities. • Dalian Residential Competition - Winner (Designer)- Client, Private Developer 7 High Rise buildings and 100 Villas set into a mountainside location in Dalian overlooking the sea. Project size 85,000 square meters building area. • Jiujiang Balihu City (Designer and Project Manager) - Client, Private Developer Master planning for a 1 square kilometer European Canal City on the banks of Lake Balihu, and in the shadow of Mt. Lushan in the Southern Chinese City of Jiujiang. Project size: 850,000 square meters building area, one square kilometer land area. • Haerbin Financial District Planning - Client, The City of Haerbin, China Masterplan for a 7 square kilometer, and adjacent Olympic Traning Center in the City of Haerbin. The site is situated on the North bank of the river, overlooking present downtown Haerbin. • Sanya, Hainan China Eco Resort - Client, Private Developer, owner of the Crowne Plaza, Sanya Design of a 27 hole golf course and Eco resort in a natural mountain setting in tropical Sanya. • Chongqing Two River District Convention Center - Client, Canton Design Institute, Chongqing Design of a lakeside Exhibition and Convention Center in the new Two River Economic Development Zone Project size: 10,000 square meters building area • Shenyang Beishi District Masterplan - Client, Government of Shenyang Master plan for an historic district within Shenyang that includes a Train Depot, and Industrial Warehouse District • Haerbin Agricultural Residential Masterplan - Client, Private Developer Master plan for a new-urbanist neighborhood South of Downtown Haerbin. The transit oriented development is on Haerbin's new subway line, and features a European style walking street, and

Project size 2,000,000 square meters building area • Shenzhen Yacht Club Masterplan - Client, Financial Street Holdings Master plan for an Ocean side Yacht Club Community featuring 800 private villas, 4 resort hotels, a marina which holds up to 60 meter yachts and commercial center. • Beijing Canal City - Competition Winner - Client, Private Developer Master plan for a large tract of land adjacent to the Beijing Canal. The mixed use neighborhood features Chinese Canal Culture, and Ecological Living. Agricultural landscape is featured in the design, as well as a man made canal system. Project size 2.5 million square meters building area, 2.5 square kilometers • Yingkou, China Residential Towers - Client, Private Developer and Power Plant A collection of 20, 100 meter towers set on a Seaside site North of Dalian in the industrial city of Yingkou. The Art Deco inspired development is currently in construction drawing phase, and has met with approval of the local government and partnering Power Plant. • The Harp Irish Pub, Chongqing, China Interior Design and Construction Management for a restaurant and bar in Chongqing. • Cactus Tex Mex Bar & Grille, Chongqing, China Interior Design and Construction Management for a restaurant and bar in Chongqing. • TIKI Bar, Chongqing, China - A Polynesian themed outdoor bar and restaurant. CenterCAL Portland Meadows: Site planning and design for a proposed 900,000sf mixed use project in Portland, OR. (confidential) • Orange County Mixed Use Highrise: Site planning, design, and investment management of a 5 tower, 3 million square foot proposed development on a prominent site in Orange County, CA for Doug Miller Partnership. The site is in proximity to Disneyland and is located along the Interstate 5 Freeway. The project has the potential to build the tallest tower in Orange County. The towers will range between 22 and 40 stories, observing a 500 foot aviation ceiling in Orange County, and also avoiding a view corridor from the Disney Theme Park. The project is currently attracting financing and Development partners, and will potentially move forward in the next 5 years. The project also involves a relocation of a major trade group industry that is housed in a collection of 37 buildings in Los Angeles. The program includes entertainment, hospitality, restaurant, office and commercial, in a fully integrated LEED accredited complex. The project location and design are under a confidentiality agreement, but contact with the client is permitted for a general discussion of the project, and my role in the design and master plan. • Perky Parrot Restaurant & Martini Bar: Design of a new Café concept in Iowa, which opened in the Spring of 2009 • Mixed Use Condominium/Retail : Design of a mixed use condo and retail project in Algona, Iowa • Buscher Residence: A luxury granite, brick and limestone clad residence for the owner of a factory. The residence includes mahogany windows, a copper clad conservatory, a gourmet chef’s kitchen, a solarium, a guest villa with interiors of quarter sawn oak in a turn of the century mission style. A third floor entertainment room with 12 foot ceilings, extensive balconies finished in ironwood, and a formal elliptical garden. Materials and products from around the world were used to complete the interior of this residence, and the budget was in the millions. • Wisconsin Luxury Lake Residence: A 3000sf luxury vacation home set on Fence Lake near Minocqua, WI • Glen Ellyn, IL House Addition: A major upper story addition to a luxury residence in a Chicago suburb. • Platinum Nursing Home: Design and site planning of a proposed 60,000sf nursing home in Springfield, IL for Platinum Group. • Cityscape Highrise Mixed Use, Phoenix, AZ. Design and coordination with Callison Architects on the twin tower 45 story CityScape Development in downtown Phoenix for a Kimpton Branded Hotel and Condo Tower as well as a 40 story office tower housing some of Phoenix’s largest law firms. The base of
- 4. the project includes upscale dining and commercial. The parking structure is five levels subterranean, and includes building over an existing parking structure owned by the City of Phoenix. The project is currently under construction, and the first tower is topped out. • Palm Desert, CA Mixed Use a one million square foot multilevel project adjacent to the existing Casino tower project by Aqua Caliente, was to include Hotel, commercial, office, potential condominium and a large entertainment focused/restaurant heavy public space. The project stalled after schematic phase due to the recession. • Chandler Town Center, Chandler, AZ included an integrated housing and commercial development in a rapidly growing suburb of Phoenix. The project was under my supervision as it was completed and opened in 2007. • Prasada, Surprise, AZ Mixed Use a joint venture between RED and Macerich surrounded by new multifamily housing, was an integrated commercial project. As part of my role as chief designer, I wrote the document that controlled the Design Review Board, a voting body, which included governmental participation in approving of Designs in the region. The board effectively shortened the entitlement process, and waived the requirements to appear before City Council and Planning Department Hearings. • Redondo Beach, CA Target An urban redevelopment project with a multilevel program. A gold nugget award winner. • Norterra Entertainment Center/USAA Corporate Joint Venture, Phoenix, AZ as Chief of Design, I managed the construction of an entertainment complex integrated with USAA Insurance HQ on the North side of Phoenix. The construction and design review process were completely within my control, as the project completed in 2007. The project had been started prior to my arrival at RED, and so I was responsible for the completion. The project includes significant theater and restaurant program, as well as commercial in this integrated mixed use. • Shea’s Marina University Village, Marina, CA. Directed the design and construction for, a 700,000sf mixed use project on the Monterrey Peninsula, and a redevelopment of the Fort Ord Military Base. The project included multilevel residential above commercial, a residential neighborhood, and research and development park, a commercial center and was adjacent to the Pacific Ocean and Coast Highway. Shea Properties is California’s largest housing builder, and this was their largest mixed use project and first base conversion. • Silverthorne, Colorado Commercial Building A high elevation building set in Colorado’s premier ski country in proximity to the City of Dillin and Brekenridge • Evergreen College Mixed Use proposal. A significant condo/apartment village adjacent to a commercial center in the heart of San Jose, CA Evergreen College. As a finalist in the competition, the project stalled through the public process. • Duraflame Headquarters Mixed Use Neighborhood, Stockton, CA. A proposal to convert Stockton, CA based Duraflame Corporations grounds along the bank of the San Juaquin River into a high rise neighborhood with condominium towers, apartment towers and a commercial and hospitality base. • Opus Tivoli Oval Denver, Colorado Mixed Use proposal for Tivoli Oval, at the downtown Auroria Campus for Opus West and Mile High Development. The project was to include residential condominium mid rise buildings, apartments, commercial, institutional uses for higher education, entertainment, hospitality and structured parking. This 1 million square foot development proposal involved changing Colorado State Law to allow for State funded Institutions to participate in commercial ventures • Kansas City Mixed Use Hospitality/Retail Complex for Miller Weingarten Realty. The project included 800,000 sf program of retail, hotel and condominium on a redevelopment site on the South side of Kansas City. • SPI Holdings Condominium Tower and Mixed Use Village in Daly City, CA, just South of San Francisco. The project proposed a 22 story condo built adjacent to an existing SamTrans (light rail station), and was to utilize the former surface parking lot of the transit authority. As a transit based redevelopment, this project had great potential to be a fully integrated mixed use, with hospitality, commercial, condo and access to downtown San Francisco.
- 5. • Rincon Embarcadero Redevelopment, San Francisco. Directed the design and construction for JMA Waterfront Ventures Rincon Restaurants, Epic & Waterbar on the San Francisco Embarcadero, adjacent to Rincon Park. • Urban Mixed Use Northpoint Condo Tower, San Francisco. Managed the design and construction of Wilsey Bennett’s Northpoint remodel, adjacent to Fisherman’s Wharf in San Francisco. The project included a new entrance for the newly completed condominium tower, as well as an interior remodel of the commercial structure, and a facelift for the existing exteriors. • Alberta Development, Frisco, Texas Mixed Use Proposal of an 1 million square foot project adjacent to the new Dallas North tollway. The project was to include significant multifamily residential, single family residential, commercial and office uses in a three story format.. • Mepkin Abbey Rare Book Collection– Claire Luce Booth Library: Chief Designer and Project Manager. AIA MN award, and featured on PBS. The project is North of Charleston, SC and is a historic property of the President of the First Continental Congress, Henry Laurens. The project was funded by Henry Luce, and at that time was the Chairman of Time Life Magazine. The design of the project, entitlement and client programming was solely performed by me as the designer. The project opened in 2000, and houses a rare book collection with volumes over 500 years old. The state of the art humidy control and temperature control systems also utilize geothermal energy, and was therefore a pioneer in the field of sustainability. The project is built above a waterway, similar to an aquaduct on a pier foundation. A bridge connects the building to the upper administration building, and allows for uninterrupted circulation on grade to the famous cloister. Masterplanning and site planning were significant challenges on this project, because of topography, adjacent uses, and the technical requirements of the Mepkin Rare Book Collection. The client, and it’s foundation, used high quality materials and stated that they had a goal for the building to last at least 200 years. • Mepkin Abbey Seniors Housing 1996 • Westin Hotel Ivy Tower, Minneapolis, MN – Designed a luxury hotel adjacent to the Minneapolis Convention Center utilizing an existing historical tower, for suites in the hotel. • North Hennepin College Administration Building – served as job captain and designer. • Winona University Library, 125,000sf institutional building owned and operated by the State of Minnesota–job captain. • 1815 Central Avenue Housing Tower Rehab, Minneapolis, MN an interior remodel of a 20 story highrise housing tower Portfolio www.coonanbonds.com
