The UK  retrofit  challenge  80% reduction in CO 2   emissions  required by 2050  (Climate Change Act) 2 6  million existing homes 85% of homes  will  still  be  in existence in 2050 27% total carbon emissions 500,000 +  whole house refurbishments each year  to 2050   (Existing Homes Alliance) 300 advanced home retrofits every working hour  (Green deal) As much as £10,000,000 business per working hour
Retrofit or new build? 6 years community led work to determine future of 91 REEMA PRC homes in Petersfield. 58 demolished and replaced with 148 eco-homes, 33 retrofitted to advanced standard. Resident choice, similar energy performance.
Turning yesterday’s homes into  the homes of tomorrow “ An Ideal setting for a Council estate. This aerial picture of part of the Cranford Road estate shows the neat and airy spacing, with pleasant greens between the rows of houses. Although in complete contrast to the old town, with its splendid examples of Georgian architecture, this essential  development is  probably as tasteful as a Council estate can be”. ERDF funding First HA to make use of 4% ERDF structural funding for retrofit of social housing in 2009. £421,000 grant secured for programme of research to build low carbon retrofit capacity.

Water efficiency South East ERDF water conservation study. DEFRA’s target- 130 l/p/d by 2030. Low flow taps, showers, dual flush toilets, water butts & 1 rainwater harvesting system. Average water consumption at Borough Grove - 113 l/p/d to 95 l/p/d, a reduction of 16%. Use Radian’s on-line water toolkit!  >
Retrofit key learning points Understanding the home & selecting correct strategy  – whole house or piece meal at trigger points. Follow energy design hierarchy  –  Fabric first, efficient services, micro renewables (take care with unproven innovation!) Expectation versus Outcome  – Evaluate social, economic and environmental aspects of project Resident briefing versus user manual  - energy efficiency behaviour change campaign & 1:1vists (x3?) Baseline position  - % reduction versus kWh/m2/yr or CO2/m2/yr? Ensure good Project Management  - sequencing, integrating trades and control of detailing. Community liaison officer  – impact on residents, decant or insitu The hidden costs of retrofit  – not only capital costs of work!
Regional retrofit benefits study Establish a  market worth £460-850m/yr , on top of current RMI  Create between  4,100-33,000 jobs  in installation, supply & support Enhance the  asset value  of regional homes by up to  £22.4 billion Liberate over  £1 billion a year  in energy savings  Take at least  360,000 people  out of fuel poverty Save up to  £80 million  on healthcare & up to  3,700 winter deaths   Save  3% of total regional water  consumption Future proof homes  against climate change impacts  Improve  regional energy security And   cut regional carbon emissions by one fifth !

Radian low & zero carbon homes
Year 1 feedback on my home. Cost: £30,000 for energy efficiency related works. Over 300 visitors, many taking action! Year 1 results: 89% reduction in post retrofit emissions = 545kg year 1. Running costs £319 year 1. ASHP £230 year 1. Credit with FIT income +£511 year 1   PV produced 64% of total electrical use of which 23% coincided with actual consumption.
