Introduction
In this Introduction to Construction Industry project, we were asked to find a
specificempty land to initiate a small construction project. The size of the
land must be around 900 square meters to 1200 square meters. We had
been given some purposesforour proposal.For example, recreation area,
commercialarea, industrial area, agricultural area, tourism area and
residential area. We had chosenour site which is located at Jalan Desa
Budiman, Bandar Sungai Long, Kajang, Selangor.
Purpose
The purpose of this projectis to let us feelwhat it is like to be a city
planner, as well as testing our creativity. It also helps reflectour
personalities,whether if we care about the nature or we are a selfishbunch
of student. Beside that, it also let us learn mroe about the construction
industry, because we have to do research on how to propose our concept.
Concept
This area had been neglected forquite a long time so we decided to use
this area for our final project. The area that we had chosenis 934.84 m² big
and it is big enough to build a fast food restaurant.

The conceptis a 4-storey, multi-restaurant building, with the ground
floor being the Car park, Mcdonald’s in the 2nd floor, KFC in the 3rd floor
and Domino in the highest floor. Due to the small size of our site, we decided
to put the car park at the ground flooras we do not have to dedicate a
specificarea for car park, which is impossible.
The multi-restaurant conceptis to provide more variety for the
residents nearby, which a drive-thru located at the 2nd floorMcdonalds’. In
order to pull off this 2nd floor drive-thru concept,we designed a “bridge”
where the drivers can go up and drive-thru, and underneath the bridge is the
entrance to the car park.
The building consists many gigantic glass pane to provide a modern
look as well as allowing natural sunlight into the building. By doing this, less
energy will be used to light up the building during the day, thus making this
building a green building.
We also decidedto plant grass, as well as palm trees alongside the
road in front of the building. This creates a contrast betweentechnology and
natural, providing a good sceneryfor the customers inside the building. It
also helps counterbalance the amount of carbon dioxide emitted from the
vehicles.
However, due to it being a restaurant, littering will be inevitable,
because you know, Malaysians. But, one way to solve this problem is to put
trash cans everywhere around the building. Another way is just hired some
cleaners to clean up the rubbish every now and then.
Why we choose McDonalds’ ?
The nearest McDonalds’ from our site is a distance of 8.1 km. It takes
you 17 minutes of drive to there, assuming the traffic isn’t bad as always. It is
very inconvenient for the residents of Jalan Desa Budiman.
Therefore,McDonalds’is one of the good choices to be proposedin
this project. Since our site is surrounded by residential area, there will be a
lot of students living there. McDonalds’ is also a nice place to chill and some
students also can study at McDonalds’ because McDonalds’will provides a
good environment to relax and study.
Beside that, it also provides fast and easy food for the busy ones,
because nowadays, the people would rather starve their tummy just to earn
money. That’s even more unhealthier than eating junk food!
Moreover, the location is very suitable for a drive-thru restaurant as it’s
a cross junction. This means that the street will be always busy, which in turn
means that the restaurants will get a tons of customers everyday.

Introduction to our site
Our site is surrounded by residential area and has a big space for
parking in case there are too many cars want to come here. The
environment of our site is quiet so residents can just chill at the fast
food tower that we propose. The residents can reach our site easily
as it is nearby the residential area.
Advantages
● Near to residential area.
● At the side of the junctions, good geography.
● Easy to reach
● Open Space
● Green Spaces
Disadvantages
● Wasted Area.
● Hilly.
● There is no way to exit to the main road.
● Not shady.
● There is not safe because there is not guard house nearby.
Improvement
● Make a way to the junctions.
● Mini guard house created at the site.
● Provide more shade.
● Make it to a better place to chill and relax.
● Add in some decorations.
● More plants planted at the hilly area.

PLAN APPROVAL PROCEDURE

Each application have to attach with below documents:
1. Application letter signed by the applicant’s Architect / Engineer
2. Form A (Certificate of building plan/structure).
3. Copy of Architects / Engineers Registration Certificate
4. Copies of Company Registration, MAA Form and Form 49.
5. Official Search Certificate / documents relevant to land
ownership.
6. Copy of premium.
7. Copies of the land tax and assessment tax receipt.
8. Copy of the Planning Permission Approval.
9. Copy of the Infrastructural and Earthworks Application Letter to
the Engineering
Department of MPN.
10. Verification form for the use of local construction materials.
11. Plan processing fees inclusive of the plan processing
calculation form.
12. Cleanliness Deposit payment of RM 500.00 an acre based on

The building plans which have been certified by the appointed
Architect / Engineer must be submitted together with the
application letter to the Internal and External Technical
Department through Local Centre (OSC).

Conclusion
After doing this project, we understand of the building
team, its organization, duties and inter-relations. Besides
that, we are also have the ability to justify the feasibility of a
development and improve the proposal to serve the
purpose of the development.
In addition, my teammate and I are getting better in
teamwork. We helped each other and finally managed to
finish our work successfully on time.
