SUMMARY
The applicant is seeking to add a one-story addition to the existing Argyle Club. Interior
renovations to the existing building are also proposed.

The property is zoned SF-A and is located on the west side of Patterson at the intersection of
Argyle.

Request of Gary Koerner of Three Architecture., applicant, representing Texas Biomedical Research

Chapter 5 of Code of Ordinances (Buildings and Building Regulations) requires City Council to consider the
ARB’s recommendation for all demolition/final design review applications. Please check the ARB posted
results on the City’s website after the ARB meeting to confirm any future meeting dates.

Dear Board Members,
As a neighbor, member of the Argyle, and architect, I would like to address, not the appearance of the
building, but the impact that this proposed specific use permit and building will have upon the
neighborhood. With the huge uptick on events as outlined in the SUP, the neighborhood is going to be
flooded with traffic, service and parking challenges that dwarf an already strained condition.
To handle all of this additional traffic, the Argyle is proposing one additional parking lot to the south of
the Argyle, and a bus and valet service to remote lots at the Episcopal Diocese, 281 underpass, and the
Alamo Heights Swimming Pool.
Now let’s imagine this: the streets connecting the Diocese and the Pool, which traverse the Olmos Basin,
are the most popular walking and biking corridors of the neighborhood And these roads are narrow,
curvy, hilly and quiet. Now add buses, cars and alcohol to these pedestrian corridors, roads that can
barely handle two cars going in different directions, the possibilities for casualties will be huge, and, what
were once lovely strolling streets are no longer. And imagine the confusion of Ubers and visitors arriving
and departing among all of this ill-defined valet system with the policing and management of this whole
complex parking mess ultimately falling on the city. These plans are not taking us in a good direction.
The current activities at the Argyle, with its lawn parties, traffic, parking and service vehicles, are already a
nuisance to the neighborhood and well beyond the quiet dining club that was permitted in 1955. It is
time to ask the Argyle to be a better neighbor, to focus on fixing these current conditions, and certainly
not building a facility that will exacerbate those conditions and change the neighborhood forever.
Build it and they will come and keep on coming may be a great business plan for the Argyle, but it is
terrible for the neighborhood. We ask that you not approve this building based upon its negative impact
upon our neighborhood.

I am writing in response to the November 19, 2024 Architectural Review Board Agenda Item F, Case No. 955F
for the final design review of the proposed renovations and expansion of the existing building located at 934
Patterson Ave, also known as the Argyle. I am against the project and believe you do not have the necessary
information to finalize a review and vote to approve or deny the request.
I am asking you to table this item because zoning is not in place for Texas Biomedical Research Institute to
move forward with this project. Based on the TBRI’s requested zoning, if denied or amended by city council,
the renovations and addition may not be built as designed.

Dear Mr Kuhn and Members of the Architectural Review Board.
I live with my husband at 243 Encino Avenue, in a house that was built in 1929 and write in opposition to the further
expansion of the Argyle .
When deciding where to live there was no question that we wanted our first home to be
in Old Alamo Heights, the home in which we still reside all these years later.
Where we live is all about the neighborhood...what kind of environment we choose to live in..
For those who have chosen Old Alamo Heights...it is not only the beautiful oak trees...the wonderful location.... that is
central to so much and yet so perfect for walking and biking..but the peacefulness..
the quiet ..the calm. ... where you can listen to to the chirping song of birds...see the eagles and
hawks soar...have a oneness with nature..
This is in sharp contrast to the chaotic noisy car-filled areas now surrounding the Argyle and encroaching bit by bit
ever further into the surrounding neighborhood....no beautiful walking there... walking around all the ugly Argyle
cones further reminders of the destruction of our once calm neighborhood.
Definitely not a place to ride, walk or jog and get in touch with your inner self and have quiet
time for your thoughts....strangers constantly getting out of cars in front of neighbors lawns...
constant bustle..constant deliveries in and out...guests in and out ...staff in and out day after day..
It is time that the Argyle becomes a good neighbor to the wonderful neighborhood where it is situated.
Instead of further destruction, The Argyle should ask how they can help the neighborhood get
back to its roots.

I'm against the Argyle expansion.
(I haven't told my dad I have written you since he is for it.)
My address is 232 Argyle. I expect if it passes, there will be more noise, not less, due to the increased
number of people attending parties, events, etc., and increased traffic. I can't imagine how it would be
quieter. I've lived at this address for 15 years and it's noisy enough now when there are events and
parties.
I appreciate the quiet feeling of this neighborhood. I hope it will be preserved.

Hi Buddy, I have lived in a 100 plus year old centennial house since 1985.
I have been going to the argyle since I was 11. It has historically operated as a small private dinner club.
Our home located at 101 claiborne way is within earshot and traffic pattern of the argyle. For the first 20 years I
lived here things went smoothly enough with the argyle as a small private dinner club.
During the last 19 years things have gotten progressively noisier, more congested and less friendly to the argyle
neighbors.
Is Alamo heights leadership here to serve residents of Alamo heights or to allow the argyle to grow..causing more
noise, more congestion and more risk?
With the plan for expansion, the Alamo heights police force is going to have the added responsibility of monitoring
illegal parking around the argyle, including all the side streets and overflow into nearby streets.
The unsatisfactory parking proposals will only exacerbate the problem.
The Alamo heights police will also need to be sending extra manpower to make sure celebrants at argyle events
are not driving while intoxicated.
Our homes will be subject to more people entering our neighborhood, which could lead to more break-ins and
theft.
One of the benefits of living near the nature trails, the little league fields and the swimming pool is that it allows all
residents of Alamo heights to enjoy family fun and sport events together.
Daytime events, which the argyle is proposing they will have more of, will increase traffic in and around these
locales with pedestrians of all ages at risk of the increased vehicular traffic in these areas.
From what I have gleaned by attending the hearings about the argyle expansion, the argyle has already broken
promises and lost their variances. All the while nothing seems to stop these illegal activities.
What is our recourse? We are counting on you to stand up for our neighborhood as the city council of Alamo
heights.
