Utility metering is just simple
Unable to meter and bill monthly. Must calculate
anticipated usage and include as rent adjustment

Financial tracking and reconciling time costs
Rent appears to be higher than other Properties
More complicated lease
Should have preventive maintenance and repair budget,
although minimal
