    We will construct a 8,000 sqft. Two story residence on a 0.42
     acre parcel in the Bird-Streets - Los Angeles, CA 90069
    The Bird Streets is one of Los Angeles' and the worlds’ most
     exclusive and sought-after neighborhoods.
    The neighborhood is known for its stunning views and
     extreme privacy.
    While having extreme proximity to the famous Sunset Strip,
     located just blocks North of it with views from downtown to
     century city and ocean.
    With a contextual arrangement of multiple orthogonal
     volumes, responding to the site, we create a constant
     interplay between indoor and outdoor space in a continual
     effect to frame the breathtaking views.

RESIDENCE
1305 COLLINGWOOD PL, LOS ANGELES CA 90069

    A private courtyard allows for a dramatic open entry connecting the
     views.
    The home will exhibit a seamless union between interior and
     exterior spaces, with crisp architecture, an ambulating plan, and
     visual access throughout. Using sustainability and rigorous
     environmental aspirations the architecture will be tuned to the
     changing environment, weather and sun position. The exteriors will
     open to a large grassy yard with a 3 way infinity pool and spa.
    The First Floor at 4500 sq.ft. will consist of entry, office, dining,
     living, kitchen, family , gallery and theater, most spaces will be
     double loaded, using the most of the view.
    The Second floor will include master suite and 3 guest suites,
     separated with a glass gallery. The Master suite will frame views of
     downtown from the master bath, and century city and ocean views
     from the bedroom and the private outdoor deck with fireplace and
     built in seating.
    A neutral color scheme will complement the colors of nature that
     comprise the predominant palette.

Jay M. Belson - Chief Executive Officer
 A native of Philadelphia (Temple - B.A. 1979) Jay
  moved to Los Angeles in 1986 and quickly became
  the #1 real estate agent in the San Fernando Valley
  (1988-1995) including his tenure as the #1 Agent with
  Jerry Berns and the John Douglas Company. In 1993
  he launched RE/MAX OTB Estates, the first RE/MAX
  in the region, and quickly grew it to include seven
  offices, over 400 Agents, and a top escrow operation
  as well as a powerful in-house lending company. Also
  in the mix and begun in 1994, Jay built a
  RE/MAX Commercial franchise which, in 2002,
  surpassed $1 Billion in annual sales and was named
  ‘Top RE/MAX Commercial Brokerage in the World.’

  rehabbed and flipped over 150 single-family
  residences (SFRs) and apartment properties. In early
  2011, Jay sold the RE/MAX operations to RE/MAX
  Olson, a long-time friend and fellow RE/MAX
  operator, in order to pursue his lifelong interest in real
  estate development. Jay enjoys supporting The
  Dream Foundation, Little Stars, the Los Angeles
  Children’s Hospital, and every single Philadelphia
  Sports Team. Jay and his wife Tyler (UCLA –
  Masters/Film and Television 2000) have three children
  ages 7, 5 and 5, and Jay also has two older sons in
  their early 30s.

Seth Phillips – Chief Operations Officer
 Seth Phillips has been involved in all aspects of real
  estate sales and property management for 29 years.
  In 1994 he joined Jay Belson at RE/MAX OTB, where
  Seth opened the first of five additional offices over
  the next 10 years and which included the managing of
  200 agents. He specialized in developing new
  technologies and Internet sales strategies during the
  critical growth phase of one of the top 5 RE/MAX
  franchises in the United States. Since 2004, Seth has
  been the owner of BluePlanetRE.com, which is
  involved in all aspects of financing, developing, and
  marketing residential, resort, and other commercial
  transactions in California, Nevada, Arizona, Texas,
  New Mexico, Florida and Mexico.

 Jeff Vance, with 25 years of Design build & speculative
   homes experience established ID Group over 20 years ago.
   ID Group is a collaborative effort of designers, architects and

   an extensive portfolio with focus in high end architectural
   view homes in the hills. ID Group specializes in iconic design
   with a timeless aesthetic, clean lines, open spaces, subtle
   nuances, all detailed to perfection. Our integral project
   delivery method leverages the power of our in house design
   and construction expertise to provide understanding of cost,
   schedule and scope of work earlier in the process, allowing
