SUBDIVISION PRACTICE
INTRODUCTION
• Subdivision is used by communities to regulate how parcels land are divided
into developable lots and laid out through the development process.
• It includes the creation of a sketch plan, detailed preliminary plot, and final
plot.
• For land developers, the subdividing of land is done to make profits.
• For the community, it is a matter of public concern
• When activities are uncontrolled, it puts a burden on the public treasury.
ADVANTAGES
1. Effective at managing new development in growing communities.
2. Provides additional protection for defined hazard areas without negotiation
on a case by case basis.
3. It can be tailored to fit a common set of review procedures.
4. It is relatively easy to maintain over time, following initial adoption.
PROCEDURE
1. Land is surveyed.
2. Official records are consulted.
3. Amenities and cultural and social facilities are considered.
4. Refer subdivided ordinances.
5. Planner/Engineer prepares preliminary plan.
6. Estimate is prepared.
7. Tentative map is filed with local agency.
8. Incorporate suggestion is made, if any, and resubmitted.
CHALLENGES
1. Hazard areas should be mapped, which is costly.
2. Requires a land use code amendment, which requires government action.
3. Little ability to address existing development in hazardous areas.
METRO REGION CONCEPT
INTRODUCTION
• It is a special category of urban agglomeration.
• They are densely populated and consists of multiple jurisdictions,
municipalities, and satellite cities.
• It possesses distinct character and functions.
• Each function benefits from the conditions which brought about other
functions and has found reasons for development.
ADVANTAGES
1. They act as a meeting point for basic human needs of all people.
2. Maximises potential agglomeration benefits.
MAXIMISING POTENTIAL AGGLOMERATION
BENEFITS
• Service land and building stock to all households.
• Good transportation services.
• Good infrastructure.
• Accessibility to firms supply and output.
• Minimum of agglomeration diseconomies.
