History The Building Consultancy was estab- lished in 2007 following a manage- ment buyout from CNP Ltd., which was founded in 1994. Since acquiring the business, we have set about developing the company to provide a more complete and streamlined service for our clients. We offer a ‘one stop shop’ list of services, tailored for each client’s specific requirements. The company directors – Alan Baldwin, Hugh Holt, Ken Mulligan & Karl O’Donovan – have previously worked for some of Ireland’s largest property, architectural and surveying practices, and collectively have over 50 years experience in the industry. WE IDENTIFYWAYS TO CONTROL COSTS AND INCREASETHE IMPACTOF YOUR INVESTMENT Cost Consultancy AtThe Building Consultancy we can provide a comprehensive range of Cost Consultancy services.These include the preparation of budget costs, compiled from our database which is based on the current market and recently completed projects.We also provide advice on Contract Procedures including the traditional methods of tendering and negotiated contracts. As part of our service we provide a full Contract Administration service which includes preparation of contract documents, cost control & monthly valuations during the project, up to and including agreement of the final account. We carry out Reinstatement Cost Assessments (RCA) on all types of buildings to provide clients with an accurate assessment of the cost to reconstruct a building following damage by an insured risk. By carrying out an RCA, a client can avoid the pitfalls of under-insuring or over-insuring their properties. Projects In the past 12 months we provided rebuilding cost advice on a wide range of property types throughout Ireland, with a total value in excess of €500 million. 9—10

WE EMBRACE THE LATEST TECHNOLOGIES TO CONSERVE ENERGY AND IMPROVE EFFICIENCY M&E and BER Consultancy AtThe Building Consultancy we provide a comprehensive range of Mechanical and Electrical (M&E) Consultancy services.These include the design of all aspects of M&E installations for new and existing buildings to be refurbished in an energy efficient manner. As part of this service we carry out quality control inspections of M&E installations to ensure that the works are being carried out in accordance with the latest standards. Inspections of existing installations can be carried out to ascertain their effi- ciency, and to make recommendations to improve efficiency and reduce carbon emissions on the services installations. Coupled with our Contract Administra- tion Services, we can prepare contract documents, process monthly valuations and agree the final account. Building Energy Rating As part of the Energy Performance of Buldings Directive (EPBD), a Building Energy Rating (BER) certificate, which is effectively an energy label, is required at the point of sale or rental of a building, or on completion of a new building. A BER certificate is based on primary energy demand.The BER scale ranges from ‘A1’ (most efficient) to ‘G’ (least efficient).The BER cert gives a clear indication of how energy efficient a building is. Data can be compiled from accurate floor plans, details from O&M manuals and site surveys.When the data has been gathered, the CO2 emissions can be calculated using a software package. 11—12
