Je crois profondément à un logement de qualité, durable et accessible à #Bruxelles. Mais pas à n’importe quel prix, ni par n’importe quels moyens. La grille des loyers contraignante récemment mise en place part d’objectifs légitimes : ▪️ lutter contre les abus ▪️ protéger les locataires Mais dans les faits, elle risque surtout de freiner les investissements, de ralentir la rénovation du parc existant et, pire encore, provoquer l'effet inverse en aggravant la pénurie de logements accessibles. Je suis convaincu qu’assurer la protection des locataires passe avant tout par deux leviers : ▪️ créer de nouvelles offres ▪️ accélérer la rénovation énergétique Cela suppose un cadre prévisible, transparent et constructif. En tant que promoteurs immobiliers, notre responsabilité est claire : concevoir des immeubles performants sur les plans énergétique, social et économique, accessibles et durables, tout en accélérant la rénovation du parc existant. Mais cela n’est possible que si le marché reste attractif pour les investisseurs et si les acteurs de terrain disposent des conditions nécessaires pour agir. Le vrai problème, aujourd’hui, c’est l’offre insuffisante. Et cette rareté est amplifiée par les difficultés à obtenir des permis : complexités urbanistiques, recours trop faciles et un effet NIMBY exacerbé par les réseaux sociaux. Parce que nous sommes en dialogue permanent avec les quartiers et les riverains, nous connaissons les besoins réels. Nous voulons y répondre, mais si les projets ne peuvent pas aboutir rapidement, ce sont avant tout les habitants qui en subissent les conséquences. 📢 C’est pourquoi je m’associe pleinement, ainsi que BPI Real Estate, à la carte blanche publiée dans L'Echo par UPSI-BVS.
