This report highlights the state’s robust and resilient retail market, which boasts nearly 1.3 billion square feet of retail inventory — representing 11% of total U.S. retail space. Florida continues to lead the nation in development, accounting for 26% of all new U.S. retail supply in the first half of 2025. Statewide vacancies have remained below 4% since 2021, underscoring sustained demand and tight market conditions. Asking rents grew 0.9% in the first half of 2025 — more than double the U.S. average of 0.4% — further reinforcing Florida’s continued outperformance and its position as one of the country’s most dynamic retail markets. Our latest research — featured in Commercial Observer — shows that foot traffic to gyms, arcades, theaters, music venues, and other in-person attractions continues to rise, even in a challenging economic climate.
