BIM processes for the medium sized "Managing Architect" Practice!
Building Information Modelling Summit 2013 | 27 August 2013
Agenda
•  Fulton Trotter & BIM
•  Working with Tier 2 Contractors
•  What will the future hold?
Nathan Hildebrandt
Nathan Hildebrandt
•  Associate
•  Project Architect
•  Manage architectural team
•  11 years experience using
BIM software ‘ArchiCAD’
•  OpenBIM advocate
•  Graphisoft Development Panel
•  ArchiCAD Beta Tester
•  Member of BuildingSMART
•  BrisBIM Committee Member
Challenges with BIM
•  Significant shift in information creation
•  Implementation needs to be staged
•  Staff need to know how a building is built
•  BIM is still in its infancy
•  Standards are not in place
•  Leading to confusion from clients
Challenges with BIM
•  New Processes need to be developed
•  Costly if you head up dry gullies
Why Fulton Trotter embrace BIM
MacKillop Catholic College Library | Warnervale NSW | 2004
•  Why embark on BIM unless you benefit from it
•  FTA Clients don’t require BIM
•  FTA are embracing BIM as a process
•  Efficiencies – quicker production
•  Quality – less variations
•  More time for design
•  Future delivery process for all construction projects
Fulton Trotter’s BIM Journey
2003-2010
1993-2002
>1993
2011
2007–HinklerProject
2011<
Incorrect use of BIM Software
taken from Graphisoft ArchiCAD 8.1 Project Framework 2004
Case Studies
•  Hinkler Hall of Aviation – 3d Structural Steel Drawings
•  Wongaburra – Services Modelling
•  Tamborine Mountain College – Mobile Technology
•  Faith Lutheran College – Pilot full coordinated tender model
Hinkler Hall of Aviation
•  Completed in 2007
•  Complex Structural Steel Building
•  Simple Architectural Cladding Shell
Hinkler Hall of Aviation
3D Shop Drawings
•  3D Structural Steel Shop drawings produced in Tekla.
•  Quick and easy review process
•  Model reviewed outside of ArchiCAD
•  1800 shop drawings produced but not necessary to review in
as much detail.
Hinkler Hall of Aviation
3D Steel Shop Drawing Feedback
Hinkler Hall of Aviation
•  Real benefits in the process.
•  Benefits even greater today with Clash Detection Software.
Wongaburra
•  Upgrade of Existing Aged Care Facilities
•  Conversion of Undercroft Space into Administration Facilities
•  Service Consultants delivering typical 2D documentation
Wongaburra
•  2530 Floor to underside of slab
•  Habitable Space required to be obtained
•  Modelling the only answer
Wongaburra
Wongaburra
•  Modeling on its own wouldn’t have achieved the outcome.
•  Communication key to success of installation
Tamborine Mountain College
•  Secondary School Library and Teaching Spaces
•  500sqm
•  Consultants providing 2D information / documentation
Tamborine Mountain College
Communicating with a Virtual Model
•  Already used as a tool for
•  Design Reviews
•  Consultants
•  Client Sign Off on Design
•  Architect review on Site
•  Pilot project with Contractor.
•  Issued for trialling on Site.
Tamborine Mountain College
Tamborine Mountain College
•  Challenge getting Contractor
to use technology on site.
•  Provides a accompanying
piece of information to
drawings and specification.
•  Development of software will
transform the Construction
Industry.
Faith Lutheran College
•  Secondary Library
•  500sqm
Faith Lutheran College
•  Pilot Project for fully coordinated Consultant Team Model
•  Creation of workflows for multi-platform team
Workflow
Faith Lutheran College
Faith Lutheran College
•  Cost $10k timecost to test and develop workflows. Now in
place a good investment.
•  Delivered the project with -0.3% in Latent, Authority,
Documentation Variations. Client Variations 1.4%
•  Contractor didn’t embrace technology or 3D shop drawings
•  Had Contractor engaged in process would they benefit?
The Future – where are we heading
•  Everything is modelled
•  All notation automated, derived straight from the model
•  Specification & Schedules generated directly from the model
•  Model checking software will perform majority of QA tasks
•  Developing process of communication with our QS
•  Developing processes with our builders so they benefit
Working with Tier 2 Contractors
•  Uptake of BIM in Tier 2 is very limited
•  Working with regular Contractors to show benefits of
adapting to technology
•  Challenge is without standard deliverables from Clients
process development now could be a significant dry gully
•  Sub Contractors are smaller and investment to great?
How will the industry adapt
•  Question roles of Professional Consultants in the future!
•  Where will everyone fit it?
•  How do you adapt your business and remain relevant?
Road to Standard Deliverables
•  BuildingSMART are working along with a number of other
NFP organisations to create Guidelines.
•  Boost the uptake, clearer ideas of deliverables.
•  Clients can ask for an reasonable outcome and Project Team
will know what is needed to achieve it.
Thank You
