As a property owner you may have one or multiple properties and will understand

While becoming an investor and purchasing buy to let properties can be exciting

and if not managed effectively, can consume other parts of your life. Family,
friends, social activities, other work commitments are often the things you want and

Tenants
Finding a suitable property for your needs is not easy, your search may put you
in a position where you are left with unanswered questions.
It is our aim to provide homes or business accommodation that enables you to
have a positive place in your chosen community. We will always endeavour to
work with you and give the best of our service with the aim of minimising any
risk of your tenancy not succeeding.
Private landlords are being asked by Local Authorities to be more supportive
in the rental market, but this isn’t easy, particularly when someone is claiming
benefits. Changes to the benefit system, i.e. universal credits, housing benefit
processes etc, makes it an insecure world for private landlords to accept
benefit claimants.
We have taken our time to create a service where our landlords can feel more
assured that we, as a managing agent are equipped with the relevant learning
and experience to resolve potential risks to the tenancy. One of the ways we
do that is to provide our tenants with an agent who is trained in applying for
benefit claims.
Students
As a property management service Step2 has working partnerships with
private and statutory Schools, Colleges and Universities in the UK.
In our experience the processes students have to work through to study in the
UK often places students into an environment where they only have a small
amount of time to source local accommodation.
This is a difficult task because of the restrictions some letting agents place on
access to accommodation. Often short term agreements are not permitted and
students find themselves living in expensive hotel accommodation with no
ability to secure the more cost effective choices available to long term
students.
For students , Step2 has set up a responsive property letting agency that:
•Manages an effective meet and greet service
•Provides 3, 6, 9 and 12 month rental agreements
•Offers shared accommodation for groups
•Provides Family accommodation
•Move on support to their chosen University

to offer residential Language or CPD courses and satisfy the needs of the
British Council and other accrediting bodies.
Sales
The aim for you is to sell your property, the ideal would be that you sell it
quickly and at the best price possible for the geographical area it is in.
Step2 offers a full sale service that is managed by a team who have been
trained to maximise your properties potential. Their knowledge and
experience will take you through a process that will advise you on how to get
the most out of your property while preparing for sale and during
advertisement.
You may be choosing to sell your property for many different reasons, some
positive, some negative. Our services are designed to remove the barriers
that may prevent the sale of your property.
Acquisition
As an Investment Agency, our team creates a safe environment where we
facilitate a bespoke service that is governed by your circumstances. We listen to
your needs and offer you a tailor made outcome.
We are an unbiased agency that does not take commission from any seller, we
work purely for our clients, charging a fee for the work we do.
