Introduction
• The Cmk Construct Pvt is a private construction company which constructs residential and
Commercial Building Projects.
• Lean production is used to improve product quality and value by developing systems and
minimizing waste throughout the process. (Koskela, et al. 2002).
• Lean production implemented by toyota production system had 14 principles which were
described by liker (j. Liker, 2014).
Toyota Principles Concept
• In Toyota way had 14 principles which are divided into 4 P’s (J. Liker, 2014)
1. Philosophy [long-term thinking]
2. Process [value to each customer and waste elimination]
3. People & partners [respect, challenge and grow]
4. Problem-solving [constant learning and improvement]
Adopting Principles
• PROBLEMS
1. Since the previous 2 projects, we realized that projects exceeded the deadlines.
2. Moreover, a lot of extra effort and time we required to invest for redone things again.
3. Due to the errors in construction disrupts the flow of work.
4. Ultimately due to these reasons losses increased, for instance exceeding deadlines penalties
and delays due to the start of a new project.
• ADOPTING TOYOTA WAY-
Principle 2: Continuous flow
• SOLUTIONS
1. Standardize work processes: by standardizing work processes, construction teams can
eliminate unnecessary steps and ensure that each task is completed efficiently.
2. Minimize inventory: excess inventory can lead to wasted time, space, and materials. Reducing
the amount of inventory on-site, so it reduces waste and improves efficiency.
3. Focus on continuous improvement: this principle we analyzing each step of the building
process to identify areas for improvement and implementing changes to streamline work
processes.
• PROBLEMS
1. While the designer and engineer are working on a project, we recognize that lack of
collaboration between them, can lead to delays, cost overruns, and other problems.
2. We have characterized that poor communication between network partners (sub-contractor,
contractors and engineers), which can lead to misunderstandings, errors, and rework.
3. Due to lack of trust can lead to disputes, delays, and other problems. Unfortunately, trust is
often lacking happened between construction network partners, which can lead to a breakdown
in relationships, and they were not ready to work together.
4. We rectify that the quality of construction is compromised, and construction work is not
meeting the required quality standards.

Principle 11 : respect your network partners
• SOLUTION
1. Quality of design: The building quality starts with the design process. By specifying the
use of high-quality materials and incorporating quality control measures.
2. Quality assurance and control: We implement regular inspections by the designers and
senior engineers on-site, testing of material, and quality control checks can be used to
ensure that construction work is meeting the required quality standards and ensuring that
all work is performed as per specifications.
3. Delivering the projects defects-free, perfect quality the first time.
1. Establish open communication channels: effective communication is critical to building
strong relationships with network partners. We should be planning to establish open lines of
communication with their partners to encourage collaboration and ensure that everyone is on
the same page.
2. Foster a culture of trust: Trust is essential So, build trust with our network partners by
following through on commitments, being transparent about project progress, and resolving
issues in a timely and respectful manner.
3. For communication and updates about the site we introducing a new software called the
Microsoft team platform where architects, engineers, contractors, electric, mechanical, and
plumbing stay updated about the site.
4. Encourage innovation and continuous improvement: we should encourage our MEP
engineers, designers, and managers to share ideas and best practices to promote innovation
and continuous improvement. This can be achieved through regular meetings, workshops,
and other collaborative initiatives.
