• PEAK HOURS : 8-10 AM MORNING AND 6-8 PM EVENING.
• THE METRO STATION HAS A FOOT FALL OF 60,000 AND IS DESIGNED TO CATER FOR 2 LAKH USERS.
• WITH APPU GHAR ON THE NEIGHBOURING SITE IN THE NEAR , THE LOAD ON METRO
SUBSTANCIALLY INCREASE , SPECIALLY ON HOLIDAYS.
• SIMILARLY WITH THE OPENING OF THE COMMERCIAL COMPLEX IN THE SAME PRIMISE, THE
POSIIBILITY OF INCREASE IN THE NUMBER OF USERS IS VERY HIGH.

1. SITE AND SURROUNDINGS
Huge site – 9.16 acre , 3 sides access , located at one of the important junction in the city.
Not working on site as per design .
The uses can be reallocated for better utilization .
Redundant spaces being wasted .
2. CONCEPTUAL UNDERPINNING
Retail and office zone added to create interest and add value being the last station on the line
Office haven’t leased out yet since 2010 but Now it has started.
The uses can be reallocated for better utilization.
Located near the busy commercial zone.
3. FUNCTIONALITY AND ARCHITECT’S INTERPRETATION
Metro being the major zone for access
Entrances to different zones are not properly allocated/designed which creates confusion.
The existing can be worked out for better future use.
Fails to draw attention and hence footfall
4. BUILD FORM / FAÇADE AND MATERIALS
Vertical Stacked with a huge site area.
Steel, Glass and Concrete used in structure.
No Harmony and Design Intent in the Façade.
Redevelopment of site can be an advantage to existing.
Imposition of design elements is a threat for the building.
5. ZONE SEGMENTATION
Mix of Retail and Metro area entry/exists at the ground level provides easy
accessibility for commuters to spend some time lingering.
No proper entrances defined for different zones.
Offices right above the platform causes a huge vibration and noise due to
metro.
Offices zones can be reallocated for other uses .
Failure of offices above Platform.
6. DEVELOPMENT CONTROL AND POSSIBLE OUTCOMES
No. limitation for the control as DMRC land.
Total Site Area = 9.16 acres
Metro = 2.16 acres Offices = 3.39 acres Retail = 1.66 acres

Not working on site as per design . The uses can be reallocated for better utilization . Redundant spaces being wasted . 2. CONCEPTUAL UNDERPINNING Retail and office zone added to create interest and add value being the last station on the line Office haven’t leased out yet since 2010 but Now it has started. The uses can be reallocated for better utilization. Located near the busy commercial zone. 3. FUNCTIONALITY AND ARCHITECT’S INTERPRETATION Metro being the major zone for access Entrances to different zones are not properly allocated/designed which creates confusion. The existing can be worked out for better future use. Fails to draw attention and hence footfall
  • 11. 4. BUILD FORM / FAÇADE AND MATERIALS Vertical Stacked with a huge site area. Steel, Glass and Concrete used in structure. No Harmony and Design Intent in the Façade. Redevelopment of site can be an advantage to existing. Imposition of design elements is a threat for the building. 5. ZONE SEGMENTATION Mix of Retail and Metro area entry/exists at the ground level provides easy accessibility for commuters to spend some time lingering. No proper entrances defined for different zones. Offices right above the platform causes a huge vibration and noise due to metro. Offices zones can be reallocated for other uses . Failure of offices above Platform. 6. DEVELOPMENT CONTROL AND POSSIBLE OUTCOMES No. limitation for the control as DMRC land.
