Greeneries were
added to enhance the
looks of the building
A porch with steps outside an office area
serving as a welcoming entryway,
providing a functional transition between
the exterior and interior
Truss structure is built with roof to provide a
modern outdoor sitting and to minimize heat
for the immediate floor below.
Since it is a semi commercial building, Lower
Floor being the office.
Patio is created to access in to the main
reception area.
RCC cover is created over every window

Challenges
• The 3D design changes were asked rapidly at a space of 2
days and it was a very short time to change the demanded
design
• The design and choice of window greatly matters the outer
looks, but because of lack of knowledge of door and
window materials the design process got slower.
• Design was created with little to less knowledge about the
site condition as I haven’t visited the site yet.

the client.

Hot water pipes and cold-water
pipes are indispensable elements in
a building’s plumbing infrastructure,
serving key roles in comfort,
hygiene, safety, and the overall
functionality of the space. Pipeline
for the hot and cold-water pipe was
passed through the duct which was
constructed for them specifically.

Having said that, after recent visit to Janakpur. Client had asked to add the top two floors as the restaurant. To which our team had gone there to have a
look at the site again, so that we could have a clear visualization of the site and surrounding to create designs.
But unfortunately, the contractor client hired had not placed the placements as per the drawing. Which was an additional work to redesign as per the
current situation.

Fixtures that are required in the project For e.g. in this case sanitary fixtures were required thus the marketing research people visits
the office and they present their products to our office including the client and they provide the necessary details required for the
drawing completion.

Challenges
• Since the structure is 30 years+ old, the first issue was
to create a light weight structure while fully water
proof.
• Concealing the existing duct while maintaining the
aesthetics of restaurant.

Lessons
• Zoning is primarily important to ensure a smooth
transition in design.
• Loose furniture are easy to create a greater number of
seating abbreviations in design.

Setback from High tension line: 12’-0”
Since the land is above 8-aana, the permissible Ground coverage
ratio (GCR) is only 60%. Meanwhile FAR for this project is 1.75
The road is only 3m wide, and hence the R.O.W is 3m from centre of
the road. We have left another 8’-0” after the R.O.W just incase the
client would want to make temporary truss structure with rolling
shutter for shop purpose.

Pipes running through columns create significant structural problems,
compromising the integrity of the building and potentially affecting safety and
stability.

Retrofitting and jacketing are being applied to reinforce the structure, enhancing
its strength and stability by adding additional support and improving its load-
bearing capacity to address the existing deficiencies

Challenges • The 3D design changes were asked rapidly at a space of 2 days and it was a very short time to change the demanded design • The design and choice of window greatly matters the outer looks, but because of lack of knowledge of door and window materials the design process got slower. • Design was created with little to less knowledge about the site condition as I haven’t visited the site yet. Pipeline for the hot and cold-water pipe was passed through the duct which was constructed for them specifically.

  • 36. Having said that, after recent visit to Janakpur. Client had asked to add the top two floors as the restaurant. To which our team had gone there to have a look at the site again, so that we could have a clear visualization of the site and surrounding to create designs. But unfortunately, the contractor client hired had not placed the placements as per the drawing. Which was an additional work to redesign as per the current situation. Challenges • Since the structure is 30 years+ old, the first issue was to create a light weight structure while fully water proof. • Concealing the existing duct while maintaining the aesthetics of restaurant. Meanwhile FAR for this project is 1.75 The road is only 3m wide, and hence the R.O.W is 3m from centre of the road. We have left another 8’-0” after the R.O.W just incase the client would want to make temporary truss structure with rolling shutter for shop purpose.
