for Residential Buildings
1. What are building bye-laws?
- set of rules and regulations for proper planning, designing and layout of buildings
2. Why do we need building bye-laws?
- to ensure health, safety and quality of life for the buildings’ occupants
3. Who imposes the building bye-laws?
- imposed by the Central Government of India as well as local authorities (like
municipalities, town planning department etc.)

1. Open Spaces within a Plot:
i) Front Open Space:

2. Plinth Height: minimum 450 mm
3. Habitable Rooms (Drawing Room, Living Room, Dining Room, Bedroom etc.):
- Minimum height (distance between floor and ceiling) = 2.75 m
- For one room only,
minimum area = 9.5 m2 and minimum width = 2.4 m
- For two rooms,
minimum area of one room = 9.5 m2, minimum area of the other room = 7.5 m2 and
minimum width = 2.1 m

4. Kitchen:
- Minimum height = 2.75 m
- For kitchen -cum- dining area,
minimum area = 7.5 m2 and minimum width = 2.1 m
- For kitchen with separate dining area,
minimum area = 5 m2 and minimum width = 1.8 m
- For kitchen with separate store room,
minimum area = 4.5 m2

5. Bathrooms and Water Closets:
- Minimum height = 2.1 m
- For bathroom -cum- water closet,
minimum area = 2.8 m2 and minimum width = 1.2 m
- For bathroom,
minimum area = 1.8 m2 and minimum width = 1.2 m
- For water closet,
minimum area = 1.1 m2 and minimum width = 0.9 m

5. Bathrooms and Water Closets:
- Other Requirements:
• At least one of its wall shall open to external air.
• Bathrooms and water closets should not be over or under any room other than sanitary
units or terrace, unless it has a water-tight floor.
• Its walls should be finished with a smooth impervious layer to a minimum height of 1 m
above the floor.
• It should have a window or ventilator, opening to a shaft or open space, of minimum
area 0.3 m2 and minimum side 0.3 m.

6. Staircase:
- Minimum tread = 300 mm
- Maximum riser = 150 mm
- Maximum number of risers per flight = 12
- Minimum headroom = 2.2 m
- Minimum width of one stair = 1 m
- Minimum width of mid-landing >= width of one stair

7. Lighting and Ventilation of Rooms:
- The minimum area of openings (excluding doors and including frames) =
• 1/10th of the floor area for hot-dry climate
• 1/6th of the floor area for warm-humid climate
• 1/8th of the floor area for temperate and composite climate
• 1/12th of the floor area for cold climate
- If a window is partially fixed, only the openable area shall be counted.
- No portion of a room shall be assumed to be lighted, if it is more than 7.5 m away from
the opening assumed for lighting that portion.
- In case of kitchen, the above areas should be increased by 25%.

8. Garage and Parking:
- Minimum height of garage = 2.4 m
- Minimum size of garage = 3.0 m x 6.0 m
- Minimum parking space for bicycle = 1 m2
- Minimum parking space for scooter/two-wheeler = 1.5 m2
- Minimum parking space for car (inclusive of circulation area)
= 23 m2 for open parking
= 28 m2 for ground floor covered parking
= 32 m2 for basement

9. Parapet Wall and Handrails:
- Parapet walls and handrails on the edges of roof terraces, balcony, verandah etc. shall
not be less than 1.0 m and not more than 1.2 m in height from the finished floor level.

10. Boundary Wall:
- Maximum height of the compound wall = 1.5 m above the centre-line of the front street
- Compound wall up to 2.4 m height may be permitted if the top 0.9 m is of open type
construction of a design approved by the Authority
